PURPOSE:
To consider a Certificate of Appropriateness (COA) application, allowing for a fa?ade remodel of an existing restaurant at 2589 W. Main St. The Historical Preservation Commission (HPC) shall review the application and approve, approve with conditions, or deny the subject request.

DISCUSSION:
The applicant, Brad Eickman, M-A Architects, has applied for a COA, on behalf of the tenant Main Street Partners 1 LLC, to allow for the fa?ade remodel of an existing restaurant at 2589 W. Main Street. The building is a non-contributing structure within the Main Street Historic District. The application's primary intent is to relocate the entrance of the building, replace non-historic windows and remove an ATM, redesign the existing outdoor seating area on the sidewalk, and provide ADA improvements around the newly proposed entrance.

BACKGROUND:
Decision criteria for a COA are provided in the Unified Land Use Code Section 10-9-8.1. In staff's opinion, the proposed fa?ade improvements meet all the required criteria. The remodeled fa?ade and relocated entry on this non-contributing building will not negatively impact the historic integrity of the Main Street Historic District.

FISCAL IMPACTS:
N/A

ALTERNATIVES:
The HPC may approve, approve with conditions, or deny the COA. If the commission denies the subject request, the applicant may appeal the decision to City Council or use the building as it exists, without modification.
