PURPOSE:
The applicant is requesting approval of the Powers Place Subdivision Preliminary Plat. Pursuant to Section 10-9-7.3 of the Unified Land Use Code ("ULUC"), a public hearing is being held to determine if the Powers Place Subdivision Preliminary Plat meets the following adopted review criteria for preliminary plats:
1. The Preliminary Plat conforms to the Comprehensive Plan and all applicable requirements of the Littleton City Code; and
2. Any new lots created by the proposed subdivision shall meet the land area, open space, and yard requirements for the Corridor Mixed zone district in which the subdivision is located; and
3. The proposed development conforms to the design and improvement standards in the Littleton Engineering Design Standards.

DISCUSSION:
The applicant requests approval of the proposed preliminary plat to consolidate two lots into one lot; dedicate fire, access, sanitary, and drainage easements; and dedicate partial right-of-way (ROW) along W. Powers Ave., S. Bannock St., and S. Delaware St. Approval of this subdivision will result in one large, consolidated lot that will measure 8.371 acres, post-ROW dedication. The applicant currently has a site plan under review administratively proposing a 325-unit for-rent apartment complex for the consolidated lot.
BACKGROUND:
Pursuant to Section 10-9-7.1.B of the ULUC, any subdivision requiring right-of-way dedication may not be processed as an administrative plat and instead, shall be processed as a preliminary plat, pursuant to Section 10-9-7.3 of the ULUC.
