REQUESTED COUNCIL ACTION:
The applicant is requesting approval of the Littleton Land Rover - Jaguar Expansion final plat in order to combine an unplatted parcel with the Kuni Lexus Subdivision Exemption and create a single 3.79 acre lot.
BACKGROUND:
The Kuni Jaguar and Land Rover dealership is undergoing an expansion. As a component of the dealership expansion, the property owner seeks to consolidate the properties so that all of the dealership improvements and parking are located on a single lot of record.
PRIOR ACTIONS OR DISCUSSIONS:
The proposal requires a minor subdivision to plat the properties as one lot, and is not eligible for an administrative plat due to conflicts with the existing character of the block face as described in section 11-9-4(B).
STAFF ANALYSIS:
In accordance with the minor subdivision regulations, staff reviewed the proposed preliminary plat and final plat for compliance with the provisions of the subdivision regulations, zoning regulations, the comprehensive plan, existing and proposed development, and comments from affected agencies, and is recommending approval of this final plat.
OPTIONS/ALTERNATIVES:
The city council may take the following actions on the application: approve; approve with conditions; continue to a date certain; and deny. A sample motion is provided for each option.

STAFF RECOMMENDATION:
Staff finds that, in compliance with Section 11-4-2 of the Littleton City Code, the proposed final plat for the Littleton Land Rover - Jaguar Expansion Subdivision meets the criteria for approval. Staff, therefore, recommends approval of Resolution 03-2019.
