REQUESTED COMMISSION ACTION: Approval, approval with conditions, or denial of a sketch plan for 5556/5558 S. Sycamore Street

BACKGROUND:
In 2016, the planning commission approved a planned development overlay (PDO) allowing a nine-foot encroachment into the required 18-foot front yard in consideration of high-quality design. Subsequently, staff approved a site development plan (SDP) and building permit exactly matching the illustrations shown in the PDO. During construction, the applicant modified the exterior of the building and requested approval of a sketch plan. Staff denied the sketch plan because it did not match the approved PDO/SDP/building permit. The applicant is appealing staff's decision.
