PURPOSE:
To consider a Certificate of Appropriateness (COA) application allowing for the construction of an outdoor covered patio for restaurant seating at Pho Real, located at 2399 W. Main St. The City of Littleton's Historical Preservation Commission (HPC) shall review the application and approve, approve with conditions, or deny the subject request.

DISCUSSION:
The applicant, Matt Hvizda Contractor Solutions, on behalf of the property owner, has submitted for a COA to allow for the construction of an outdoor covered patio at the rear of 2399 W. Main Street. The application's primary intent is to provide a steel and glass enclosed structure to be utilized as outdoor seating for the restaurant Pho Real.

BACKGROUND:
On August 28, 2024, staff received a letter on behalf of the property owner rescinding approval of application. Without property owner consent, the application is not complete, and will need to be tabled.

Prior Actions or Discussions
This resolution was heard at the HPC meeting on June 17, 2024, on public hearing and continued to a date certain of July 15, 2024. At the July 15, 2024 HPC meeting this item was continued to a date certain of August 19, 2024. At the August 19, 2024 HPC meeting this item was continued to a date certain of October 21, 2024.

ALTERNATIVES:
The HPC may approve, approve with conditions, or deny the COA. If the board denies the subject request, the applicant may appeal the decision to City Council or use the building as it exists, without modification.
