PURPOSE:
To consider a Certificate of Appropriateness (COA) application, for a new louvered roof cover, outdoor kitchen, and fire pit to be located on an existing roof top patio. The Historical Preservation Commission (HPC) shall review the application and approve, approve with conditions, or deny the subject request.

DISCUSSION:
Custom Decks, Inc., on behalf of the tenant located at 2329 W. Main Street, has applied for a COA to allow for new louvered roof cover, outdoor kitchen, and fire pit to be located on an existing roof top patio. The application's primary intent is to provide better outdoor amenities for an existing roof top patio.

BACKGROUND:
Decision criteria for a COA are provided in the Unified Land Use Code Section 10-9-8.1. In staff's opinion, all associated review criteria have been met.

Prior Actions or Discussions
This resolution was heard at the HPC meeting on July 15, 2024, on public hearing and continued to a date certain of August 19, 2024.

As a result of the request for more information, Exhibit B has been updated to reflect the changes in the plan set. The previously submitted plan set has been removed from the attachments to ensure the correct drawings are included with the final decision. No changes to the design of the structure have occurred from this submittal.

N/A

ALTERNATIVES:
The HPC may approve, approve with conditions or deny the COA. If the board denies the subject request, the applicant may appeal the decision to City Council or use the building as it exists, without modification.
