POLICY QUESTION:
 
Does city council support encouraging the Colorado General Assembly to address construction defects litigation reform during the 2015 legislative session?
 
BACKGROUND:
 
City council and residents have acknowledged concerns with the abundance of rental housing proposed, under development, or built in Littleton in recent years.  Much of the reason for rental versus owner-occupied attached housing being built stems from the risk of litigation faced by developers in Colorado due to existing law.
 
STAFF ANALYSIS:
 
This resolution encourages action by Littleton's statehouse representatives to adopt reforms to the construction defect litigation law that will lessen risk to the development community while maintaining consumer protections.  The ultimate goal is to encourage the development of new owner-occupied attached housing in Colorado.
 
FISCAL IMPACTS:
 
None.

Staff recommends support of the resolution.
