PURPOSE:
The request is for approval of the Service Plan for the Santa Fe Park Metropolitan District Nos. 1-4.

SUMMARY:
Santa Fe Park LLC desires to form Santa Fe Park Metropolitan District Nos. 1-4 to facilitate the construction, operation, and maintenance of the new mixed-use community proposed at 7951 and 7875 S. Santa Fe Drive, Littleton, CO 80120. The proposed new districts would construct, maintain, and operate the new community, which is under review as a Major Site Development Plan with project number SDP20-0007 and as a Major Preliminary Plat with project number MAJ20-0001.

The approval of the proposed service plan for the metropolitan districts would only approve the creation of a financing mechanism (the metropolitan districts) and would convey no other approvals of any proposed development(s) currently under review by the city.

ANALYSIS:
Staff Analysis
The proposed service plan for the four new metropolitan districts complies with the "City of Littleton Policy for Reviewing Service Plans for Metropolitan Districts," which comprises the standards against which all proposed metropolitan districts are measured. The proposed metro districts also comply with the goals and policies within the city's Comprehensive Plan.
