REQUESTED COMMISSION ACTION:

The applicant requests approval of an amendment to the official zoning map in order to rezone a 5.05-acre area from a B-2 Community Business District to a B-3 General Business District.

 

BACKGROUND:

The subject property is a part of the shopping center currently known as Centennial Square. The shopping center is divided in half by a zoning district boundary between the B-2 and B-3 zoning districts. The applicant seeks to unify the zoning across the shopping center in order to eliminate this boundary and facilitate future improvements.

 

PRIOR ACTIONS OR DISCUSSIONS:

Following the review by city staff, the proposed amendment to the official zoning map was reviewed by the planning commission at a public hearing on August 27, 2018. During this meeting, the planning commission voted to table the hearing to a date certain in order for staff to provide additional analyses between B-2 and B-3 zoning. The planning commission shall determine if the request meets the provisions of the declaration of public policy for amending the official zoning map set forth in section 10-12-1 of the city code.

 

STAFF ANALYSIS:
Staff reviewed the rezoning application for consistency with the goals and policies of the comprehensive plan, and to ensure that proposal promotes the general welfare of the community, and is recommending conditional approval of this official zoning map amendment.

OPTIONS/ALTERNATIVES:

The planning commission may take the following actions on the application: recommend approval, recommend approval with conditions, recommend approval to a higher classification than requested; table to a date certain; and or recommend denial. A sample motion is provided for each option.

 

FISCAL IMPACTS:

Not applicable.

 

STAFF RECOMMENDATION:

Staff finds that, in compliance with Section 10-12-14 of the Littleton City Code, the proposed amendment to the official zoning map for the Belleview Connection meets the criteria for approval, with the condition included in the proposed motion. Staff, therefore, recommends forwarding a recommendation of approval to council of PC Resolution 22-2018, with the stated condition.

I move to approve PC Resolution 22-2018, approving the amendment to the official zoning map for the Belleview Connection Rezoning, which forwards a favorable recommendation to city council, with the following condition(s): 

1.                      That the B-3 General Business Zoning District on the subject properties have a maximum floor to lot area ratio (FAR) of 2:1.
