PURPOSE:

The purpose of this item is to accept back the title to the Town Hall Arts Center located at 2450 W. Main Street.

DISCUSSION:

On March 4, 2025, City Council approved the acceptance of a quit claim deed from the Littleton Municipal Building Authority (“LMBA”) for the Littleton Municipal Courthouse and offered its consent to the dissolution of the LMBA.    Prior to the dissolution a check of property records indicated that the LMBA was still the record owner of the Town Hall Arts Center.   

 

On December 7, 1981 the City of Littleton transferred title to the Town Hall Arts Center (hereinafter “THAC”), by Special Warranty Deed to the Littleton Municipal Building Authority (hereinafter “LMBA”).  It is believed that the property was deeded to the LMBA to allow for the issuance of revenue bonds which would be used to help fund various remodels that were occurring at the Town Hall Arts Center including those of the lessee, the Littleton Center for Cultural Arts.  At some point after those bonds were paid off in 1990 and record of the property being returned to the City was either not done or unable to be located.

 

In an abundance of caution the LMBA met on May 21, 2025 to quit claim the property back to the City of Littleton prior to filing their articles of dissolution. 

 

BACKGROUND:

The Littleton Municipal Building Authority was originally incorporated in 1976 as a means of facilitating the City of Littleton’s ability to fund certain city improvements.

STAFF RECOMMENDATION:

Staff is recommending the acceptance of the quit claim deed back from the LMBA for the Town Hall Arts Center

 

ALTERNATIVES:

There are no practical alternatives to not accepting the quit claim deed.

I move to approve Resolution 09-2025 authorizing the acceptance of a quit claim deed from the Littleton Municipal Building Authority related to the Town Hall Arts Center and allowing for its dissolution.
